Why Equity Guard Financial Group was started

This is my personal story I will try to share with you without writing an e-book,
I will tell you about how I went from broke & struggling college graduate to
thriving real estate investor and back.

I graduated college in 2002 and economy was in a recession. Every job offer I
got was rescinded. I was up late on night and saw an infomercial on tv about
becoming a millionaire in real estate. Spent $3000 to have this guy tell me
about 30 times in his book, audio cds, and dvds about this one property that
he made a profit off of selling back in the seventies, now mind you this is 2002.

Fast Forward---->

After another year of still being unemployed and not being able to get a job, I
started studying wealth and how it was created and noticed that all wealthy
people controlled a significant amount of real estate. Since I still didn't have a
job i decided to get a real estate license.

i started out at a small firm, just learning the basics. Then I was fortunate to
hook up with several private investors who knew the real estate business
inside and out. While in the beginning i was stuck doing all their dirty work and
barely getting paid, the knowledge that I was obtaining was worth more than a
fortune. It wasn't before long my real estate investing knowledge surpassed
that of the some of the most experienced agents and investors in my area.

Many of the deals that we focused on were homeowners in pre-foreclosure. I
was taught to create a win-win situation for all where the homeowner would
save their credit we would get properties for dirt cheap with loads of equity. It
sounded good and I was starting to make a lot of money so why would I
challenge the notion. All i knew is that I was making money.

Fast Forward ----->

Here I am 2 years later, a brand new millionaire living in a million dollar home. I
am now licensed in real estate, insurance, series 6 registered rep, and studying
for my CFP (Certified Financial Planner) and a few months away from gettin my
brokers license. I suddenly realized that we really weren't helping people at all.
I was working out a deal and not going too far into details, i realized that the
homeowner had options, ones that we were not telling them about. I went to
one of my investor and it was no surprose to him. That happens all the time he
claimed. I went to another investor I deal with and he said the same thing, and
then another and another. It seemed like everyone knew what was going on
except for me. This was not the type of business person that I was and I
could no longer do business with anyone who deals like that.

Fast Forward ------>

I went from averaging $20,000 a month to being lucky if I made $5,000 dollars
a month. That is not bad money, but when you're used to making atleast 3
times that you tend to have bills atleast 3 times that. After 6 months of doing
business the fair and ethical way, I was able to realize first hand how someone
gets into foreclosure.

Tenants weren't paying rent, gas prices were going up, the real estate market
was down and I couldn't catch a break. God has a funny way of doing things,
because I now knew what all those people before me were feeling. I didn't
want to answer my phone unless I knew the number, I just started letting mail
from all the investors, realtors and attorneys pile up in the box. Not only was I
starting to feel like a failure, the hardest part was getting over my pride and
my ego. I went from being broke to being a millionaire in a few short years,
only to lose it all. This couldn't be happening to me. I did the right thing. when
I realized what was going on, I stopped taking advantage of people. Blah blah
blah.
